SITUATION The property is situated in the countryside east of Clermont Ferrand. The nearest town is called Thiers which is in the Puy de Dome in the Auvergne region of France. There is a well inside the larger house. ACCOMODATION The property is not habitable in its current state but as you can see from the photos the larger house would have had three floors. The smaller house is in on 2 floors, it too needs to be completely renovated but this would be easier and quicker. There is also a vaulted cellar in the larger house. PROPERTY The smaller house could be made habitable quite quickly. Then the larger house could either be restored or demolished. Both houses are built of stone and as you can see from the photos require substantial work and not just internal restoration. However this is fully reflected in the price. There is nothing salvageable inside in either house; it needs to be completely changed inside. However this will make a great home in a fantastic location. Full planning permission is not required to restore these 2 houses. If either of these houses had only ever been a barn then permission to convert them would be required and these 2 buildings were houses. OUTSIDE There is a small garden of 200m2 with the property that is shown below on the land plan. The land in front is communal and it may be possible to purchase the land in front from the commune. This would be done through the Mairie (town hall). Regarding the barn that is attached which I do not own, my experience it has always been better to wait until approached by the owner rather than making an offer to purchase because then the price is not inflated. But if someone wanted to make an offer they could do that through a notaire or the Mairie.
